Use Canva's AI to Design Professional Leasing Flyers

What This Does

Canva's AI tools let you produce professional-quality marketing flyers (for move-in specials, open house events, or leasing promotions) without graphic design skills. Magic Write handles the copy; AI-powered templates handle the design.

Before You Start

• You have a Canva account (canva.com, free account works)
• You're logged in
• You have your community logo (optional but recommended) and any property photos

Steps

1. Start from the right template

1. Go to canva.com and click Create a design
2. In the search bar, type "apartment flyer" or "real estate flyer"
3. Browse templates and look for ones with a large image area for your property photo and clear space for key info
4. Click a template you like to open it in the editor

2. Generate your headline and body copy with Magic Write

1. Click on the main headline text block in the template
2. In the toolbar at the top, look for the Magic Write sparkle icon and click it
3. Type: "Write 3 options for a headline for an apartment leasing flyer offering [your special, e.g., 'first month free' or 'no application fee']. Community name: [your community]. City: [city]. Tone: [upscale / welcoming / urgent]."
4. Click Generate and choose the headline that fits
5. Repeat for the body copy: "Write 3 sentences for the body of an apartment flyer advertising [special]. Include: [key amenity 1], [key amenity 2], and a phone number and website placeholder."

3. Customize the design with your content

1. Click the main image in the template and select Replace to swap in your property photo
2. Update all text blocks with your generated copy, community name, address, phone, and website
3. If you need to remove the background from your logo, click on the logo image → Edit image → BG Remover (Canva Pro feature; free accounts can use online tools like remove.bg)
4. Adjust colors to match your brand: click any colored element and use the color picker to enter your brand hex code

4. Export and distribute

1. Click Share in the top-right corner → Download
2. Select PDF Print for printing (choose with crop marks if going to a professional printer) or PNG for digital/email use
3. Use the file for: printing at the leasing office, emailing to prospects, posting on social media, uploading to ILS portals

Real Example

Scenario: Your manager approved a "Look and Lease" special: anyone who tours and signs within 48 hours gets a $500 gift card. You need a flyer by tomorrow.

What you type into Magic Write: "Headline for a leasing flyer: Look and Lease special, $500 gift card for signing within 48 hours of your tour. Community: Oakwood Apartments, Austin TX. Make it urgent and exciting."

What you get: Three headline options in 10 seconds; choose one, build the flyer around it, and have it ready to print or email within 15 minutes.

Tips

• Save your finished design as a Canva template (click File → Save as template) so next time you need a flyer, you just update the text and special instead of starting over
• Use Canva's Brand Kit (free accounts: one brand kit) to store your community's colors, fonts, and logo. Every new design will automatically look on-brand
• For multiple communities in a portfolio, duplicate the template and change community-specific details for each property
